It’s the upfront investment of time that protects your resources, your timeline, and your sanity from the costly surprises that come when a project outpaces it’s planning.

  • With decisions made and details documented, our team goes to work building. Clear communication, real time updates, and complete budget transparency keep you informed and confident throughout. But we also know that the best ideas don’t always arrive before the first nail is driven. We make room for inspired changes that elevate the outcome.

Your Custom Home Questions, Answered

  • Custom homes in the Northern Kentucky and Greater Cincinnati market typically range from $275 to $450 per square foot for finished construction, depending on the complexity of the design, your finish selections, site conditions, and the scope of what's included. That range can move significantly based on your choices. We've written about why square foot pricing is a flawed starting point.   • We build on your lot. We don't develop communities or sell lots. If you have land, we can build on it. If you're still looking for land, we have relationships with realtors and developers across Northern Kentucky and Greater Cincinnati who can help you find the right site. Site selection is something we're happy to weigh in on early. The characteristics of your lot have a real impact on what's possible and what things cost.

  • Most custom home builds take between ten and sixteen months from construction start to move-in, depending on the size and complexity of the home. Pre-Construction, where we do the design collaboration, budgeting, permitting, and selections work, typically adds three to five months before construction begins. The homes that finish on schedule are the ones that don't start construction before the planning is complete.

  • No. We believe keeping design and construction independent produces better outcomes for homeowners. Your architect and designer work for you, not for us. If you already have trusted design partners, we work seamlessly alongside them. If you don't, we can introduce you to the architects and designers we trust most in this market. Either way, we come in as your construction partner during the design phase to review for constructability and cost implications, so there are no surprises when it's time to build. Here's why we think this matters.

  • No. We're happy to be involved from the very beginning, before an architect is selected. Having us at the table during the design phase, reviewing plans for constructability and cost implications as they develop, tends to produce better outcomes than bringing a builder in after the drawings are done. If you already have an architect you trust, we work seamlessly alongside them. If you don't, we can introduce you to the independent architects we trust most in this market. Either way, your design team works for you, not for us. That independence is the point.

  • Cost-plus means you pay the actual cost of construction plus our fixed fee. Every subcontractor invoice, every material cost, every line item is visible to you. There are no markups hidden in the numbers. This model requires more transparency from us and more trust on both sides, but it produces better outcomes because your interests and ours are aligned.   • The first step is a conversation. We'll talk through your vision, your goals, your land situation, and your budget to get a clear picture of whether we're a fit. We're honest when we're not.
