Pre-Construction

We start with a conversation, not a contract. We want to understand your vision, your non-negotiables, your wish list, and your budget comfort zone. We ask the questions most builders don’t ask until it’s too late. What matters most to you? Where are you willing to flex? What would make this project feel like a success a decade from now? This is where we learn what we’re really building, and for whom.

Based on your vision and goals, we develop an early cost range to test the general feasibility of the project. This isn’t a final number and we’re clear about that. But it gives everyone a realistic starting point and helps us identify early on whether the scope and budget are aligned. If they’re not, we’d rather know now than after the drawings are done.

As your architect and designer develop the plans, we’re in the room with them. We review the design for constructability, identifying potential obstacles, structural challenges, and cost implications before they become problems. This is where having an independent builder at the table during design pays for itself. We catch things early, when changes are easy and inexpensive, not late, when they’re neither.

Every material, finish, and fixture gets selected, specified, and priced during Pre-Construction. Not after the contract is signed. Not during construction when the crew is waiting. Now, when you have time to think, compare, and decide with confidence.
Our Selections Coordinator manages this process from the inside out. Think of them as air traffic control for every decision that needs to be made. They work in concert with your interior designer to make sure selections are happening in the right order, at the right time, with the right vendors. Showroom visits get scheduled. Samples get sourced. Pricing gets confirmed. Nothing falls through the cracks. And because every selection gets priced as decisions are made, you always have a clear picture of where the budget stands.

As the design and selections come together, our cost estimates become increasingly detailed and accurate. We move from early conceptual ranges to a line item budget that reflects your actual decisions, your actual materials, and your actual scope. By the time we reach a final construction price, you’ve built that number alongside us, one decision at a time.

At every stage we’re looking for smart trade-offs. Not corners to cut, but places where a different material, a refined detail, or a layout adjustment can preserve the look and feel you love while bringing the cost in line with your goals. Value engineering is not about doing less. It’s about spending with intention, and finding the right trade-offs when budget and scope need to come back into alignment.

By the time Pre-Construction is complete you’ll have a fully developed scope of work, a budget grounded in real decisions, a set of selections you’re confident in, and a construction contract that reflects reality rather than assumptions. We can’t eliminate every curveball construction throws. But we can make sure you’re walking into the build phase informed, prepared, and with a team that knows exactly what they’re building and why. That’s not a guarantee of a perfect path. It’s something better: a foundation strong enough to handle whatever comes.
Most projects that go wrong don’t fail during construction. They fail before it begins. Decisions get made too late. Budgets get built on assumptions. Selections get rushed. By the time the first nail is driven, the planning foundation is already cracked.
Pre-Construction is how we prevent that. It’s a dedicated phase of work that happens before any construction contract is signed, and it’s the most valuable investment of time and money you’ll make in your project. From the first day of construction through the final walkthrough, you have complete visibility into your project. Through our client portal, you can check in any time from your phone or computer. Daily job site logs. Progress photos uploaded as work happens. A live view of the construction schedule. Budget tracking and invoice history. Change orders submitted, reviewed, and approved in one place.
But visibility isn’t just a software feature. Every two weeks your project manager sits down with you to walk the job site together, review progress in detail, and make sure every open question gets answered. The portal keeps you informed between those conversations. The meetings keep the relationship strong throughout.

We take budget seriously, and our track record reflects that. The costs we control, labor, subcontractors, materials we source, tend to stay close to what we estimated. When budgets shift significantly, it’s almost always the result of client decisions, upgraded selections, expanded scope, or changes made during construction. That’s not a criticism. It’s the nature of a custom process where your choices shape the outcome.
What we commit to is complete transparency around all of it. Every expense is tracked and visible. Every change order is documented, priced, and requires your approval before any work proceeds. When your decisions affect the budget, you’ll see exactly how and why. You’re always in the driver’s seat.

Some of the best details in our finished projects weren’t in the original plan.

Before you move in, we walk the entire project together. Every room. Every system. Every finish. We’re not looking for a quick sign-off. We’re looking for anything that isn’t exactly right, and making sure it gets addressed before you’re living with it. This is your home. It should be exactly what you expected.

A beautiful home is only as good as your ability to live in it confidently. Before we hand over the keys we walk you through everything you need to know. How your systems work. How to maintain your finishes. Who to call if something needs attention. What your warranty covers and how to use it. You shouldn’t have to figure any of this out on your own after move-in day.

We stand behind our work. Fully and without reservation. Our warranty covers workmanship and materials, and when something needs attention we take it seriously. Warranty isn’t fine print to us. It’s an extension of the same standard we held throughout the entire project. We assess every claim honestly, communicate clearly about how and when it will be addressed, and we make it right. That’s what it means to stand behind your work.
