Ask how they handle the unexpected.

Understand who is actually running your project.
Some builders sell you on the principal and hand you off to someone else. Find out who your day-to-day contact will be, how often they'll be on site, and how decisions get made when you're not there. A dedicated project manager who knows your project inside and out isn't a luxury. It's the difference between a smooth build and a stressful one.
Look at finished projects, not just photos.
Photos are curated. If possible, ask to speak with past clients and visit a completed project in person. How does the trim meet the ceiling? How do the doors hang? How does the tile work at the transition? Craftsmanship shows up in the details, and details don't always make it into the portfolio.
Pay attention to how they communicate before you hire them.
The way a builder treats you during the sales process is a preview of how they'll treat you during construction. Do they return calls promptly? Do they follow through on what they say they'll send? Do they listen more than they talk? If communication feels off before the contract is signed, it won't get better after.
Make sure the fit is mutual.
The best builder relationships are selective on both sides. A builder who takes every project isn't necessarily invested in yours.
